NH LACONIA — Laconia Zoning Board approves height waiver for 90-unit workforce housing. Chair Marcia Hayward and the board unanimously approved an equitable waiver for 244 Province Street, allowing three apartment buildings at 47 feet 9 inches against the district's 35-foot height limit. The discrepancy, discovered during spring 2026 refinancing, resulted from good faith municipal error in permitting; buildings were constructed exactly as approved.
All 90 units are occupied workforce housing regulated by the New Hampshire Housing Finance Authority at 60 percent of area median income. The isolated site, bordered by cemetery land and utility corridors, prompted board findings that excess height creates no public nuisance and does not diminish property values. The board also unanimously approved four additional residential variances and granted a rehearing request.
