Planning Board approves 26-lot cluster development on Pickerel Pond Road

NH LACONIA — Laconia Planning Board approves 26-lot cluster subdivision despite conservation concerns. The board voted 8-0 to approve application PB2026-032 on Pickerel Pond Road after approving two waivers to subdivision regulations and imposing 16 conditions of approval. Planning Director Rob Mora reported Department of Public Works support for waivers to allow Cape Cod berm curbing instead of granite curbing and four-foot shoulders with fog lines instead of sidewalks.
The subdivision will develop 11.5 acres of a 150.47-acre parcel, with applicant Peter Grenier represented by attorney John Cronin and engineer Nicholas Loring. Seven residents spoke in opposition citing wetland protection concerns and neighborhood character; the board imposed impact fees of $9,653.67 per dwelling unit and required homeowner association restrictions on powered vehicles in wetland buffer zones.
